Bloomfield Hills and Bloomfield Township, on one page

This page covers two neighbors that share a name: the City of Bloomfield Hills and the Charter Township of Bloomfield. The city is small, with fewer than 2,000 homes, many of them on large lots and a typical build date around the early 1970s. The township has roughly ten times as many homes, and about half of them date from the 1950s and 1960s. Those are Census Bureau estimates, and for a place as small as the city they are rough.

Maverick Heating and Cooling is a family-owned HVAC company, in business for 7 years. In a house of any size we work the same way. We arrive when we said we would, we find the real cause, and we explain the options and the price before any work starts. Every job is 100% satisfaction guaranteed. Call 248-930-2080. We also work in Birmingham, and every community we cover is on our service area page.

Heating and cooling a large Bloomfield Hills home evenly

Homes in the city and the township are often large, and size is what makes comfort hard. Rooms at the far end of a long duct run get less air. One thermostat in a hallway cannot speak for the whole house. The usual answers are a zoning system, which lets one system treat areas separately, or separate systems for separate parts of the house.

Sizing matters too. Equipment should be chosen from a load calculation for the actual house, not from a rule of thumb or the size of the old unit. An air conditioner that is too large cools fast, shuts off before it has pulled the humidity out and leaves the rooms cool but clammy.

Township homes from the 1950s and 1960s

Roughly seven in ten Bloomfield Township homes were built between 1940 and 1979, and nearly eight in ten are detached single-family houses. A home of that age is often on its third furnace, with the supply and return ducts it started with. If the air conditioner is old enough to run on R-22, a refrigerant that has not been made or imported since 2020, a major repair is a strong signal to price a new air conditioner alongside it. Nobody is required to replace a working system.

Utilities in the city and the township

About nine in ten township homes heat with utility gas, and Consumers Energy is the township's gas utility. In the city the share is closer to five in six, with the rest on electricity or propane. DTE supplies the electricity. Consumers Energy scheduled about seven miles of gas main replacement in the Bloomfield area for 2026. If you ever smell gas, leave the house, then call 911 and your gas utility from outside. Both communities are on municipal water, and private wells are not typical. A humidifier pad still collects scale, so replace it each season.

Services

Heating and cooling services in Bloomfield Hills

What Bloomfield Hills homes tend to need, and why.

  • Controls

    Zoning Systems

Large homes with long duct runs are where one thermostat fails and zone-by-zone control pays off.

  • Heating + cooling

    HVAC Maintenance

A big house may have more than one furnace and air conditioner, and each needs its own fall and spring check.

  • Cooling

    AC Installation

In a large home the sizing has to come from a load calculation, or the house ends up cool and clammy.

  • Heating + cooling

    Ductwork

About half the township's homes date from the 1950s and 1960s, and some still move air through their first set of ducts.

  • Air quality

    Humidifiers

Winter air indoors runs dry, and a whole house humidifier adds moisture through the ducts instead of one room at a time.

  • Heating + cooling

    Heat Pumps

With gas already in most homes, a heat pump paired with the furnace can carry the mild weather and leave the cold snaps to gas.

Why are some rooms in my Bloomfield Hills home always too hot or too cold?

In a large house it is usually airflow, not the furnace or air conditioner. Long duct runs, leaking or undersized ducts and a single thermostat far from the problem rooms are the common causes. Check the filter and make sure registers and return grilles are open and uncovered. Do not close vents in unused rooms, because that raises pressure in the ducts and can make things worse.

My Bloomfield Township home still has its original ducts. Is that a problem?

Not always, but it is worth checking. In a typical home, about 20 to 30 percent of the air moving through the ducts is lost to leaks, holes and poor connections. Leaks are sealed with mastic or metal tape, not cloth duct tape, which does not last. Our ductwork service page explains what is involved.
