What to watch for

Repair, tune-up or replacement: which do you need?

Most cooling calls fall into one of these situations. Here is where each one usually leads.

  1. It stopped cooling, or quit altogether

    That is a repair call. Warm air, a unit that will not start, ice on the lines and water around the equipment all have specific causes that can be found and fixed. Our AC repair page walks through them.

  2. It works, but nobody has serviced it

    If the system cools and has not been looked at in over a year, it is due for a cleaning and a check. A spring AC tune-up finds weak parts before the heat does.

  3. Over 10 years old, needs a big part

    Age alone is not a reason to replace. Age plus an expensive repair is. That is the moment to compare the repair against a new air conditioner before spending money on either.

  4. It needs refrigerant again

    An air conditioner does not use up refrigerant. If yours was topped off before and is low again, it has a leak, and finding and fixing the refrigerant leak is the real repair.

  5. It cools, but the house feels damp

    A system that runs in short bursts and leaves the air clammy is often too large for the house. No repair cures that. It is a sizing question to settle when the equipment is next replaced.

  6. One floor or room never gets cool

    A hot upstairs or a stubborn back bedroom is usually an airflow or duct problem, not a weak air conditioner. Sometimes the answer is in the ductwork, and sometimes one ductless unit solves it.

Should you repair or replace your air conditioner?

Central air conditioners commonly last somewhere around 12 to 17 years, and how they were installed and looked after matters as much as the calendar. In the first ten years, repair is nearly always the sensible choice. After that, weigh three things: how big the repair is, how often the system has needed work lately, and whether it has kept the house comfortable.

A widely used guide says that when a repair would cost more than half the price of a new system, replacement deserves a hard look. An older unit that runs on R-22 refrigerant tips the scale further. It can still be repaired, but R-22 has not been made or imported in the United States since 2020, and the supply that remains is shrinking. We will give you both numbers and our honest opinion. Cooling an older home that has no ductwork

Some older houses in Oakland County are heated by a boiler and radiators, so there are no ducts for central air to use. You have two real options. One is to add ductwork, which works well where there is an open basement, an attic or closets to route it through. The other is a ductless system, which needs only a small opening in the wall for the refrigerant lines.

Ductless also suits a single trouble spot in a house that already has central air: a room over the garage, a finished attic, an addition, a sunroom. What a Michigan summer does to an air conditioner

Our cooling season is short, and that shapes how these systems fail. A capacitor that was already weak last August gives out on the first hot afternoon. Cottonwood fluff and grass clippings mat the outdoor coil in late spring. A drain line that sat dry for months clogs once the humidity arrives. None of this is dramatic, and nearly all of it can be spotted before summer.

That makes spring the right time for a check. Fall and early spring suit a planned replacement, when the cooling is not needed. Humidity matters as much as temperature here. An air conditioner that is sized and set up properly dries the air as it cools it, and that is a large part of what makes a house feel comfortable in July.

Who do I call when my air conditioner stops working?

How long does a central air conditioner last?

What is the difference between central air and a ductless mini-split?

Central air cools the whole house from one indoor coil and sends the air through ducts. A ductless mini-split has no ducts: an outdoor unit feeds one or more indoor units mounted in the rooms they cool, each with its own control. Central air makes sense where good ducts already exist. Ductless makes sense where they do not, or where one area needs its own cooling.

Why is my upstairs so much hotter than downstairs in summer?

Mostly because warm air rises and the upstairs sits under a hot roof, while the ducts feeding it are usually the longest in the house. Blocked return grilles, leaky ducts and a dirty filter make it worse. Keep every vent open and the filter clean first. If the gap is still large, the ducts may need attention, or a ductless unit upstairs may be the better answer.

When is the best time to replace an air conditioner in Michigan?

Fall and early spring. The cooling is not needed then, so nothing forces a rushed decision and the house stays comfortable while the work is done. You also get to choose equipment on its merits. Waiting until an old unit fails in July usually means making a large decision in a hurry, in a hot house.
