A mini split has two main parts. An outdoor unit sits beside the house, and an indoor unit, usually called a head, mounts on a wall, in the ceiling or low near the floor. Two copper refrigerant lines, a drain tube and a cable connect them through one small hole in the outside wall. There are no ducts to build, which is why a ductless system fits places a furnace cannot easily serve. And because most mini splits are heat pumps, the same unit cools in July and heats in January.

Signs your mini split needs repair or cleaning
Already have a ductless system? These are the problems owners call about most.
Water dripping from the indoor unit
The drain line is usually blocked or has lost its slope, so the water the coil pulls from the air backs up and runs down the wall. Turn the unit off until it is cleared.
A musty smell when it starts
Dust and moisture build up on the indoor coil and on the blower wheel behind it. Washing the filters helps, but once the smell sets in the unit needs a proper deep cleaning.
Weak airflow or weak output
Start with the filters, which clog faster than most owners expect. If they are clean, a dirty coil, a dirty blower wheel or a low refrigerant charge is the likely cause.
Not heating or not cooling
Check the remote first, since a unit left in DRY or FAN mode will do neither. After that, the usual suspects are the refrigerant charge, a temperature sensor or a fault in the outdoor unit.
Outdoor unit packed in ice
Frost that comes and goes in winter is normal, and the unit clears it with a defrost cycle. A unit buried in solid ice is not. Do not chip at it. Shut it off and call us.

Where a ductless system makes the most sense
Ductless is at its strongest where running ducts would be hard, costly or wasteful. The U.S. Department of Energy notes that duct losses can account for more than 30 percent of the energy used for heating and cooling, especially when ducts run through an unconditioned space such as an attic. A mini split has no ducts to lose anything from.
It is not always the answer. If your home already has sound ducts and the whole house needs cooling, central air conditioning is usually the more sensible route, and it stays out of sight. If one room is uncomfortable because of a crushed or leaking duct, a ductwork repair is the fix, not new equipment.

Do mini splits work in a Michigan winter?
Yes, if you choose the right one. Standard heat pumps lose efficiency once it drops below about 35 degrees and often need backup heat. Cold-climate models are built for more. To earn ENERGY STAR's cold-climate designation, a heat pump has to keep at least 70 percent of its rated heating capacity at 5 degrees Fahrenheit. In Oakland County, where the average January low is around 17 degrees, that is the kind of ductless heat pump to ask for.
Sizing matters as much as the model. Each indoor unit should be matched to the room's actual heating and cooling load, not to square footage alone, because an oversized unit runs in short bursts and controls humidity poorly. Many homeowners keep their furnace or boiler as backup for the coldest nights and let the ductless system carry the rest of the season. Single-zone or multi-zone, and where everything goes
A single-zone system pairs one outdoor unit with one head. A multi-zone system runs several heads from one outdoor unit. Multi-zone saves space outside, but every head needs its own line set back to that unit, so the layout of the house decides a lot. For rooms at opposite ends of a house, two single-zone systems are sometimes the cleaner job.
Wall-mounted heads are the most common. They go high on a wall where the air can sweep the room without blowing straight at a bed or a couch. Ceiling cassettes, floor-mounted units and slim ducted units hidden above a ceiling are options where a wall unit will not suit. The line set leaves through the wall behind the head and runs down the outside of the house, normally inside a cover. The outdoor unit sits on a stand or wall brackets, raised above the snow and clear of drifts and roof runoff.
Keeping a mini split clean
A ductless unit asks for more regular attention than a furnace, and most of it is easy. Slide out the washable filters, rinse them, let them dry and put them back. Check them often when the unit runs daily. Outside, keep snow, leaves and stored items away from the unit. What you cannot reach is the coil and the blower wheel behind the filters, where dust and moisture collect over time. Cleaning those properly means taking the unit partly apart, and that is a job for us.

How many mini splits do I need for my house?
One indoor head for each closed-off space you want to control is the usual starting point. An open kitchen and living area can share a head. A bedroom with the door shut needs its own. A whole house can add up to quite a few heads, and at that point it is worth comparing against a ducted system. We walk the house with you and count rooms, doors and how you use them before recommending a number.
Mini split or central air: which is better?
Neither is better everywhere. If your home has ducts in good shape, central air cools the whole house from one hidden system. If there are no ducts, or you need to fix one or two rooms, a ductless air conditioner avoids the mess of building ductwork and lets each room run at its own temperature. Compared with a window unit, a mini split is typically quieter, leaves the window free and also heats.
How much does mini split installation cost in Oakland County?
It depends on the number of indoor heads, the capacity, how far the line set has to run, where the outdoor unit can sit and whether the electrical panel needs a new circuit. Can I install a mini split myself?
We would not advise it. Hanging the units is the easy part. The refrigerant connections have to be made leak-tight, pressure-tested and pulled into a deep vacuum before the system is started, and the unit normally needs its own electrical circuit. A connection that is slightly off leaks slowly, and the unit loses output over a season or two. Refrigerant and electrical work are not do-it-yourself jobs.
How often does a mini split need to be cleaned?
Wash the filters regularly, and more often with pets or heavy use. They slide out from behind the front panel and rinse clean in a sink. The deeper cleaning of the coil, the blower wheel and the drain is professional work, and a yearly visit suits most homes. A unit that runs every day for both heating and cooling, or one in a dusty workshop, may need it sooner.
How long do mini splits last?
Ductless systems are often quoted at 15 to 20 years. That is a typical range, not a promise. What a unit gets depends largely on how well it was installed and how clean it is kept, since a unit with clogged filters and a dirty coil works harder for every degree.
