What to watch for

Repair, tune-up or replacement: which one do you need?

Most heating calls fall into one of these situations.

  1. The heat has stopped completely

    Check the thermostat, the breaker and the filter first. If it still will not start, it needs a diagnosis. Our furnace repair page lists the usual causes and what you can safely check yourself.

  2. It heats, but something has changed

    New noises, short run times, a smell that lingers or lukewarm air are early warnings. A fault found while the system still runs can be dealt with on your schedule, so do not wait for it to quit.

  3. It works and nobody has checked it

    If more than a year has passed since anyone opened the cabinet, you need a tune-up, not a repair. A furnace tune-up in the fall catches worn parts while the weather is still mild.

  4. It is old and the repairs keep coming

    Once a furnace is past 15 years and has needed more than one repair in the last couple of winters, compare the repair bill with the cost of a new unit before spending more on it.

  5. Some rooms never get warm

    Uneven heat is often a delivery problem: leaking or undersized ducts, a blocked return, a tired blower. The heater itself may be fine. Our ductwork page explains what can be done about it.

Heating systems we repair, service and replace

We work on most makes and models of home heating equipment, whether it runs on natural gas, propane or electricity.

  • Gas forced-air furnaces

    The system in most local homes: a burner heats a metal heat exchanger and a blower pushes warm air through the ducts. We repair, maintain and replace them.

  • High-efficiency condensing furnaces

    Furnaces with a second heat exchanger that pulls extra heat out of the exhaust. They usually vent through plastic pipe and make water as they run, so the drain and the vent pipes need attention too.

  • Propane and electric furnaces

    Some homes heat with propane or electricity instead of utility gas. These furnaces push warm air through ducts the same way a gas furnace does, and we repair, maintain and replace them.

  • Air-source heat pumps

    An air conditioner that can run in reverse and move heat indoors in winter. We service, repair and install heat pumps, including cold-climate models.

  • Dual-fuel systems

    A heat pump paired with a gas furnace. The heat pump handles mild days and the furnace takes over when it gets properly cold, which suits a house that already has gas.

  • Ductless mini-split systems

    Heat pumps that need no ducts. A ductless mini-split heats and cools one room or several, which suits additions and rooms the main system never reached.

What home heating looks like in Oakland County

Winters here are long. Average January lows sit in the teens, and going by the climate records a house in Oakland County, Michigan calls for roughly nine to ten times as much heating as cooling over a year. The heating system is the hardest-working machine in the building.

The large majority of local homes heat with natural gas, most of them through a forced-air furnace and ducts. The typical house is about fifty years old, so many are on their second or third furnace, often with the original ductwork. Heat pumps, electric heat and propane are less common, but we see them all.

Some older houses here are heated by a boiler, with radiators or baseboard units in the rooms and no ducts. We do not work on boilers. For a boiler-heated house, what we can offer is air conditioning or supplemental heat through a ductless mini-split: one outdoor unit, one or more indoor units, each with its own control, and no ductwork to add.

Gas smell or carbon monoxide alarm: do not call us first

If you smell gas, leave the building right away. Do not flip switches or look for the leak. From outside, call 911 and your gas utility. If a carbon monoxide alarm sounds, get everyone outside into fresh air and call 911. When the house has been cleared, we will find the cause and fix it.

Should you repair or replace your heating system?

Age and the size of the bill decide most cases. A furnace typically lasts 15 to 20 years. A younger system that has run well is usually worth fixing. Later on, a widely used guide applies: when a repair would cost more than half the price of a replacement, it is time to price the replacement too.

Why a yearly heating check is worth doing

Anything that burns fuel should be inspected by a professional once a year. That is the advice of the U.S. Consumer Product Safety Commission, and it covers the vent or chimney as well as the appliance. A yearly visit is also when a weak igniter, a dirty flame sensor or a blocked condensate drain gets found in October, not on the coldest night of January.

What to check before you call for heating repair

A few safe checks can save you a visit, and if they do not, they give us a head start when you call. Stay on the outside of the equipment. Anything that involves gas, burners, venting or wiring is not a homeowner job, and neither is the inside of a heat pump cabinet.

  • Thermostat: set to HEAT, set above room temperature, batteries fresh
  • Power: the breaker is on and so is the switch beside the furnace
  • Furnace: the filter is clean and the registers and returns are uncovered
  • High-efficiency furnace: the plastic intake and exhaust pipes outside are clear of snow and ice
  • Heat pump: the outdoor unit is clear of snow and leaves, and not cased in solid ice (never chip ice off it)

Who do I call when my heat goes out in Oakland County?

Call a heating company, with two exceptions. If you smell gas, leave the house without flipping switches or looking for the leak, then call 911 and your gas utility from outside. If a carbon monoxide alarm sounds, get everyone outside into fresh air and call 911. How long does a furnace last?

A gas furnace typically lasts 15 to 20 years. That is a typical range, not a promise. How long yours lasts depends on whether it was sized and installed correctly and whether it has been maintained. Past 15 years it is sensible to start planning, so that a replacement is a decision you make calmly and not on a freezing night.

How often should a heating system be serviced?

Once a year. Fall is the right time for a furnace, before the heating season begins. A heat pump works in both seasons, so it is worth a look in spring as well. In between, check a furnace filter every month through the winter and change it at least every three months.

Is a heat pump or a furnace better for a Michigan winter?

Either can work, and some homes do well with both. A standard heat pump loses efficiency once the outdoor temperature falls below about 35 degrees Fahrenheit, and it often needs backup heat. Cold-climate models are rated to keep delivering most of their heat at 5 degrees. If your house already has natural gas, a dual-fuel setup is a sensible middle path: the heat pump runs in mild weather and the gas furnace takes over in deep cold.

Why are some rooms in my house colder than others?

It is usually the delivery, not the heater. Leaky ducts, a duct run that is too long or too small, blocked registers and too little return air all leave rooms cold. Closing vents in unused rooms tends to make it worse, because it can raise the pressure in the ducts and push more air out through the leaks. We can check the airflow and tell you what would actually help.

Why is my heating bill so high?

Colder weather is the first cause, so compare with the same month last year. Then look at the filter, at registers that are closed or covered, and at the thermostat. The U.S. Department of Energy says that setting the temperature back 7 to 10 degrees for eight hours a day can save as much as 10 percent a year on heating and cooling. A heat pump is the exception: keep its setting steady, because a deep setback can bring on costly backup heat. If the bills are still high, leaking ducts or a system overdue for service are the likely reasons.
