Livonia heating and cooling, from Rosedale Gardens to the northwest corner
Census Bureau estimates put a little over a third of Livonia's homes in the 1940s and 1950s and about the same share in the 1960s and 1970s. Roughly one in five is newer, and the city's master plan says the newer homes cluster toward the northwest corner. Only about one in twenty-five was built before 1940, and more than eight in ten are detached houses. For Metro Detroit as a whole those two figures are about one in eight and about seven in ten.

Central air in Livonia houses, decade by decade
Old Rosedale Gardens, one of Livonia's first neighborhoods, is a National Register historic district of 570 houses, most built from 1925 to 1948 and faced in red brick. Its registration form says six 1937 houses on Cranston Street were reportedly model homes built to promote central air conditioning, an experiment reportedly dropped because of the cost.
Central air stayed rare in new houses for years after that. A Livonia home from the 1940s or 1950s was typically built without it, so central air was usually added later, onto ducts sized for heating. In a 1960s or 1970s house the first furnace is usually long gone, while the ducts are often original. Newer houses more likely had central air from the start, so there the question is how old the equipment is now.
The May 2011 flooding and the city's advice
After heavy rain in May 2011, CBS Detroit reported about one thousand flooded basements in Livonia. It also reported a Linden Street basement where two to three feet of water ruined the furnace. The city's sewer backup guidance says basement water arrives either as storm water seeping in or as sewage backing up through the floor drain.
The city tells owners to turn off the gas to the furnace and water heater and to have affected appliances inspected before using them again. Do the first only if you can reach the valves without standing in water. Industry guidance goes further: gas valves and controls that have been under water get replaced, and often so does the whole furnace or water heater.
Services
Heating and cooling services in Livonia
What Livonia homes tend to need, and why.
-
Heating
Furnace Repair
About nine in ten Livonia homes heat with utility gas, and we repair gas furnaces of most makes and models.
-
Heating + cooling
HVAC Installation
A furnace typically lasts 15 to 20 years and central air often 12 to 17, so in a 1960s or 1970s Livonia house even the replacements may now be due.
-
Cooling
AC Repair
In Livonia's 1940s and 1950s houses, central air usually runs through ducts sized for heat, and weak airflow can make a sound air conditioner look broken.
-
Heating + cooling
Ductwork
Ducts in Livonia's 1960s and 1970s houses are often original, and sealed joints or a larger return can fix a stubborn room.
-
Hot water
Water Heaters
Livonia's water averages about 6 grains of hardness per gallon, and the minerals settle in a tank.
-
Air quality
Humidifiers
The same minerals crust a whole-home humidifier's pad, which needs changing every heating season.

Is the gas in Livonia from DTE or Consumers Energy?
Consumers Energy, for the whole city. The electricity comes from DTE Electric, a different company. If you smell gas, do not call us first. Leave the building right away without touching switches or looking for the leak, then call 911 and Consumers Energy from outside. Consumers Energy's number for a gas smell is 800-477-5050.
Consumers Energy has been replacing gas pipe in Livonia. What does that mean for my furnace?
Nothing, in most cases. In August 2026 Consumers Energy said it was replacing 14 miles of old cast iron and steel gas pipe in Livonia that year. That pipe is the utility's; your furnace and water heater are on your side of the meter. If one of them will not light once the gas is back on, stop trying, leave it off and call 248-930-2080.
Is Livonia's water hard on a water heater or humidifier?
Somewhat. The city's 2025 water quality report puts average hardness at 106 milligrams per liter, about 6 grains per gallon. Over the years those minerals settle in a water heater tank, and a rumbling sound as it heats is the usual sign. On a whole-home humidifier they crust the pad, so plan on a new pad every heating season.
