Garden City grew up in the 1950s

Garden City grew fast. The census counted about 9,000 people here in 1950 and about 38,000 in 1960. Census Bureau estimates put more than six in ten of its homes in the 1940s and 1950s, against a little over a quarter across Metro Detroit as a whole. About nine in ten are detached houses, compared with about seven in ten.

Garden City's 1950s houses: several furnaces, often the original ducts

The typical Garden City home was built in 1956. A furnace typically lasts 15 to 20 years, so a 70-year-old house is likely on its fourth, give or take one. The ducts are often the originals. ENERGY STAR says leaks and loose joints waste 20 to 30 percent of the air a typical home's ducts carry. If some rooms have always run cold, look at duct sealing and repair before a bigger furnace.

Few houses built in the 1950s came with central air, so where a Garden City house has it now, it was usually added later, onto ducts sized for heating. The weak point is often the return side: too few return openings, or ones that are too small. The usual signs are a loud blower, weak air at the registers and bedrooms that stay warm in July. A central air conditioner often lasts 12 to 17 years. Before we size a replacement, we check what the ducts can carry.

DTE gas and DTE electricity in Garden City

About nine in ten Garden City homes heat with utility gas, a higher share than Metro Detroit as a whole. DTE is the gas utility here, and the electric utility too. If you ever smell gas, leave the building right away without touching switches or looking for the leak, then call 911 and DTE from outside. Do not call us first. DTE's gas leak line is 800-947-5000.

Services

Heating and cooling services in Garden City

What Garden City homes tend to need, and why.

  • Heating

    Furnace Repair

About nine in ten homes here heat with utility gas, and a failed igniter or dirty flame sensor is a repair, not a new furnace.

  • Heating

    Furnace Installation

The typical house here dates from 1956, and its next furnace should be sized to the house as it stands now.

  • Heating + cooling

    Ductwork

More than six in ten homes here date from the 1940s and 1950s, and ducts that old often leak at the joints.

  • Cooling

    AC Installation

Central air was rarely built into a 1950s house, so a new unit has to work with ducts put in for heat.

  • Cooling

    AC Repair

In a 1950s house, low airflow through the old ducts can ice the indoor coil, so we check airflow before blaming the refrigerant.

  • Hot water

    Water Heaters

The city says its sanitary sewer overloads in large rainstorms, and a water heater that has sat in flood water should stay off until it is checked.

FAQ

Garden City heating and cooling questions

For anything else, call 248-930-2080.

My heat is out but the furnace seems fine. What should I check?

Check your other gas appliances. In January 2024 several households on Rosslyn Avenue woke to no heat in freezing weather, and their furnaces were fine. DTE said moisture from a water main problem had gotten into the gas lines and stopped the gas reaching them. If your gas stove or water heater has quit too, the supply is the likely cause, and that is DTE's to fix. If everything else works, call 248-930-2080 and we will tell you honestly how soon we can be there.

My Garden City basement backed up in a storm. Are the furnace and water heater safe to run?

If the water reached either one, leave it off until it has been checked. Industry guidance is that gas valves and controls that have been under water are replaced, and often the whole appliance. The city says basement footing drains still tied into the sanitary sewer overload it in large rainstorms, and after the storm of June 25 and 26, 2021, it collected sewage and storm-water damage claims from residents.

Can my 1950s Garden City house take a high-efficiency furnace?

Usually, yes. A high-efficiency furnace vents through plastic pipe, normally out a side wall, and needs a drain for the water it makes. One more thing in an older house: if the old furnace shared a chimney with a gas water heater, the water heater will be venting into that chimney alone, and the chimney may need attention.
