Canton heating and cooling for three generations of subdivisions

Canton was a farming township until the late 1960s. Then came Holiday Park, then Windsor Park and Carriage Hills in the early 1970s, a decade when, the township's history says, 2,000 new homes a year was not unusual. Census Bureau estimates put about a third of Canton's homes in the 1960s and 1970s, another third in the 1980s and 1990s and nearly three in ten since 2000, roughly twice the share for Metro Detroit as a whole. Only about one in twenty-five predates 1960.

Windsor Park to Cherry Hill Village: how old is the equipment?

The decade a Canton house was built tells you roughly where its equipment stands, because a furnace typically lasts 15 to 20 years and a central air conditioner often 12 to 17:

  • 1970s, as in Windsor Park and Carriage Hills: often on a third furnace, and often still on the builder's ducts, which in a typical home lose 20 to 30 percent of their air through leaks.
  • 1980s and 1990s: the first replacement furnace and air conditioner have usually gone in, and many are now aging themselves.
  • 2000 and later, as in Cherry Hill Village, where building began in 2000: in the oldest of them an original furnace is past 20 years.

The August 2023 storm and Canton basements

In August 2023 Canton got 4 to 5 inches of rain within hours. The township's master plan says the storm flooded at least 225 homes, and TV news reported flooded basements. In a house with a basement, the furnace and water heater usually stand there. Either one that has been under water should stay off until it has been checked: industry guidance is to replace flood-damaged gas valves and controls, and often the whole unit. Some Canton houses have sump pumps and some do not. If yours has one, test it before the storms come.

Services

Heating and cooling services in Canton

What Canton homes tend to need, and why.

  • Heating

    Furnace Repair

Utility gas heats more than eight in ten Canton homes, so a no-heat problem here usually involves a gas furnace.

  • Cooling

    AC Repair

On a 1980s or 1990s Canton house the air conditioner is rarely the original, and often old enough for parts to fail.

  • Heating + cooling

    HVAC Installation

In Cherry Hill Village's oldest homes an original furnace and air conditioner are the same age and can come due together.

  • Heating

    Furnace Tune-Ups

Nearly three in ten Canton homes were built since 2000, and a fall check shows where an original furnace from those years stands.

  • Heating + cooling

    Ductwork

Ducts from Canton's early-1970s subdivisions are over 50 years old and often leak enough to leave far rooms short of air.

  • Hot water

    Water Heaters

By the township's count, at least 225 homes flooded in August 2023, and a water heater that has been under water needs checking before use.

FAQ

Canton heating and cooling questions

For anything else, call 248-930-2080.

My early-2000s Canton house still has its original furnace and air conditioner. Which do I replace first?

Price both before you choose. Equipment original to a house of that age is past the usual life of a furnace and of an air conditioner, so either could fail first. The two share the furnace's blower, so they are often replaced as a matched pair, though if one is sound, replacing only the other is reasonable. An air conditioner that old may run on R-22, a refrigerant not made or imported since 2020. Request a free quote for both, or call 248-930-2080.

Is Canton on DTE for both gas and electricity, and who do I call if I smell gas?

Yes: DTE Gas is the gas utility and DTE Electric the electric utility. The township's master plan says both are serviced primarily by DTE, so your gas bill settles it for your address. If you smell gas, do not call us first. Leave the building right away, without touching light switches or looking for the leak, then call 911 and your gas utility from outside. DTE takes gas leak reports at 800-947-5000.

Do you work on townhouse condos in Canton?

We do. About one Canton home in nine is attached, such as a townhouse condo, and about one in six is in a building of five or more apartments. First ask the association or the building's owner which equipment is yours. In an attached home the furnace can sit in a closet or small utility room, so tell us where it is when you call 248-930-2080: the space decides which replacements fit.
