Heating and cooling service for Novi's newer homes

Census Bureau estimates put the typical Novi home at a little over 30 years old, far younger than the county as a whole. More than a third of the city's homes have been built since 2000, about another third date from the 1980s and 1990s, and fewer than one in twenty predate 1960. So there are fewer 60-year-old systems here and more high-efficiency equipment, with drains and vent pipes older furnaces never had.

Maverick Heating and Cooling is a family-owned business with seven years behind it and a crew of four. We keep three promises on every call in Novi. We arrive when we said we would. We do honest work, which means you hear what is wrong, what your choices are and what each one costs before we start. And the job is 100% satisfaction guaranteed. Call 248-930-2080.

The first replacement: Novi furnaces and air conditioners coming of age

A furnace typically lasts 15 to 20 years, and an air conditioner often comes due sooner. In a house built in the early 2000s, any original equipment is now past 20, so the first replacement may not be far off. If yours is original to the house, a yearly furnace tune-up tells you where it stands, so you decide on your own timetable.

When replacement does come, the equipment should be sized by a load calculation for the house as it is now, not copied off the old nameplate. An oversized air conditioner cools fast, shuts off before it has pulled the humidity out and leaves the house cool but clammy. Here is how we handle replacing a full heating and cooling system.

High-efficiency furnaces, condos and tighter houses

In homes this new, a high-efficiency condensing furnace is common. It makes water as it runs and vents through plastic pipes, often out a side wall. A blocked condensate drain can put water on the floor and shut the furnace down, and the intake and exhaust pipes outside have to stay clear of snow and ice. If a carbon monoxide alarm ever sounds, get everyone outside into fresh air and call 911.

About half of Novi's homes are condos, townhomes or apartments. In attached homes the furnace or air handler often sits in a closet or the attic, where a clogged drain line can stain a ceiling. Water near the indoor unit in summer is a reason to call for AC repair sooner, not later.

Newer houses are generally built tighter than old ones, which can leave the air stale. If the house feels stuffy or the windows sweat in winter, fresh-air ventilation is worth a look.

FAQ

Novi heating and cooling questions

For anything else, call 248-930-2080.

My Novi home was built around 2000 and still has the original furnace. Should I replace it before it fails?

Not automatically. Past 15 years a furnace is worth watching, but age alone is no reason to pull out one that runs well. Have it checked each fall. If it needs a repair that costs more than half of what a new furnace would, that is the usual point to replace. We will give you both numbers and let you decide.

Why is there water on the floor by the furnace in my Novi home?

On a high-efficiency furnace, the kind found in many newer Novi homes, it is usually the condensate drain. These furnaces make water as they run, and a blocked drain line or trap sends it onto the floor and can shut the furnace down. In summer the same puddle usually comes from the air conditioner's drain. Either way, have it cleared and tested.

Can you work on a furnace or air handler in a Novi condo closet or attic?

Yes. We work on most makes and models, including units in closets and attics. Tell us where the equipment sits when you call 248-930-2080, because tight spaces affect how a repair is done and which replacement units will fit.
