Older Waterford homes: furnaces and ducts that came later
About one Waterford home in three predates 1960. Where a house of that age has a furnace, the ductwork was often laid out before central air was common. Houses of that era are also more likely than newer ones to be heated by a boiler, and a boiler-heated house has no ducts. Air conditioning goes into a house like that as a ductless system or with new ductwork.

Many of Waterford's lakefront and near-lake homes are older houses that have since been expanded. The usual result is a new room at the end of the line that is cold in January and hot in July. If the furnace has capacity to spare, the ducts can sometimes be reworked. Waterford's municipal water does not come from the Great Lakes Water Authority. The township pumps it from its own groundwater wells and treats it for iron and manganese, and homes not on the township system use private wells. Groundwater often carries more minerals than lake water. In practice that can mean sediment building up faster in a tank water heater and scale on a tankless unit or a humidifier pad.

My older Waterford home has no ducts. Can it have air conditioning?
Yes. An older Waterford home heated by a boiler has no ducts to use, so cooling goes in as a ductless mini-split or as central air with new ductwork. Which one makes sense depends on the layout of the house. We do not work on boilers, or on the radiators and piping that go with them.
Does Waterford's well water shorten the life of a water heater?
It can, if the tank is never flushed. A tank water heater typically lasts 10 to 15 years. Minerals settle to the bottom as sediment and cause the rumbling some people hear. Township water is treated for iron and manganese; a private well's may not be. Flushing the tank and checking the anode rod are the usual ways to slow the wear.
